PROBLEM:
In December 2023, the following agreement was passed by the Greek Government, whereby every Turkish citizen will be able to issue a seven-day visa to visit 10 Aegean islands, for the following summer of 2024. Lemnos, Lesbos, Chios, Rodes, Semes, Kastelorizo, Samos, Leros, Kalymnos, Kos islands. The travelers cannot cross from one island to another, they must stay to the island they issued. The advantages of this for the tourists is that the total time of the visa issue will be reduced majorly. In previous years, they had to visit the Greek Consulate in Athens and were obligated to do an immense amount of paperwork to other destinations as well.

Now with this Agreement, the Turkish travelers can visit one of the 10 islands of the Aegean and issue the Visa at the island's port immediately. While also the total price of the visa is about 60-80 euro when in past years it was about 120-130.
With the price and the issue time reduced, this will result in an immense amount of Turkish tourists throughout the Aegean islands. For example Lesbos in 2023 had about 70.000 Turkish tourists, while in this year, 2024, they expect at least 120.000(about double the amount).

The problem is can the hotels of these islands accept this tremendous amount of tourists?
The answer is no. The number of available beds in the Aegean islands (including more islands that are excluded of the agreement) is 23.427 for the year of 2022. This means that the number of available beds in the 10 islands mentioned will be significantly lower.



MORE ABOUT THE PROBLEM:
Also, taking into account that the tourists these 10 islands receive every tourist season are not only from Turkey but from various other countries as well. For instance, in September of 2023, Samos had 90% of their hotels full.

Hotels aside, AirBnB rented accommodations need rose sharply by 11,2% in Rhodes and 14,7% in Kos in 2023 from 2022. With the upcoming Turkish tourist attraction and the need of more accommodating rooms growing, the tourists could come with a serious problem, that of accommodation.



SOLUTION:
This is a call for our company and we have the solution.

Since hotels are difficult and expensive to build in such a short span, more rented places are needed.

We, ResiCare Property Management (RPM), provide a way for people to rent their apartment, easing up the administration of real estates, while also relieving the owner of the stressful and time consuming obligations of maintenance and cleaning of the apartment. This way the travelers can find a place to stay, relieving them also from the stress of finding a place to stay. We are aiding the administrators of apartments, our customers, and we welcome them to rent it, using our services.
The services RPM provides to its customers are: hiring cleaning personnel in order to clean and tidy up the apartment for the newcoming travelers, automated services that are installed in the apartment (smart devices, Energy Monitoring Solutions: Installing systems that monitor energy consumption, allowing property owners to optimize usage and potentially reduce and monitor utility costs) to ease up the travelers and simplify their stay, Emergency Response Coordination (ERC) an instant way for contacting the authorities in case of emergency and finally Customized Welcome Packages (Offer personalized welcome packages for guests, such as local guides, maps, coupons, or small amenities specific to the area or the apartment).
This way the administrator has more free time and minimal responsibilities.

The difference with other companies and ResiCare, is that we have a more trusting relationship with the administrator, which will be created with the following plan. ResiCare requires 10 – 20 % from the earnings of the administrator, depending on which package was chosen from their customers. This will have as a result that if the people who stay do not give the full amount or makes damage in the apartment, the administrator can still give us the net profit, that was mentioned, to ResiCare.
